Consulting: real estate

You walk into the conversation with a plan, not with hope.

A flat, a house, a plot of land, commercial premises, a warehouse, a lease. I analyse your case and the other side, and you get a step-by-step plan for the conversation: where to start, what to say to every objection, where to concede and when to stay silent. I consult in English and Polish, in Poland and abroad.

I reply within 24 hours. If you have not yet named any figure to the other side, you are at the best possible moment.

Who it is for

When one phone call is worth tens of thousands

In each of these cases we work on the full list of items, not on the price alone. Nothing is left on the table.

Scope

What you get

Analysis

1 to 3 working days
  • Your position and the other side's position, the levers on both sides
  • I read the price list, the developer's information prospectus, the draft contract and the correspondence so far
  • The state of the market and the state of sales in this particular development or neighbourhood
  • A realistic target instead of a promised percentage

Strategy and script

one page, ready to print
  • The anchor, the order of rounds, the limits of concessions and the moment to walk away
  • The opening sentence and ready answers to objections
  • A list of everything beyond the price: parking spaces, the storage room, the finishing, deadlines, contractual penalties
  • The wording of emails, if the conversation is in writing

Support through the rounds

until the case closes
  • Analysis of every proposal from the other side before you reply
  • A debrief after the conversation and a correction of the plan
  • Closing the agreed terms in writing, so they do not get lost in emails

One-to-one preparation is quoted individually for each case: describe your situation and ask for a quote. If you would rather I spoke to the other side instead of you, that is negotiation on your behalf. A business matter rather than real estate? This way.

Case studies

Real estate: cases and numbers

Property developer, new-build market · 2014

Three preparation sessions, 22 percent off the starting price

A head of sales, a professional in commercial conversations. He had negotiated with the developer on his own for over a year, got twelve percent off and was told that was the end. After three preparation sessions he went back to the table and led the rest of the conversation himself.

“I managed to save an additional 10 percent on the amount I had negotiated earlier. In the end it was 22 percent off the starting amount.” Daniel Jagiełło
House from a developer · 2026

A price given as fixed and non-negotiable

Seven weeks of conversations on his own with no movement. After the change of strategy: an anchor with two routes, a higher authority, an audit of the document.

EUR 570,000 down to EUR 560,000, plus a finishing and security package worth around EUR 57,000 to 68,000. Anonymous case.
Development plot · 2025

“No, I will not go any lower”

Asking price EUR 590,000, a declared floor of EUR 500,000. A strategy of three phone calls and a difficult business partner.

EUR 430,000, plus EUR 68,000 deferred for six months. Przemysław Zaczek, MZ Investment.
Investment land · 2017

Sellers emotionally attached to the land

The conversations had to be taken apart and put back together. Beyond the price came instalments and terms that mattered more to the sellers than the amount.

EUR 750,000 down to EUR 610,000, payment spread over time.
Flat · 2015

EUR 23,000 off in an hour, without naming a figure of our own

Starting price EUR 170,000 and an assurance that it was final. The cup test, shock and disbelief, patience.

EUR 150,000, with a target that had been set at half that saving.
Commercial land · 2025

Land for a retail park and eight developers

The owner of a site with a local zoning plan allowing retail buildings, who had never attended negotiation training before. A frame for the conversation, boundary conditions, rounds of offers.

He led seven of the eight conversations with professional developers himself. Anonymous case.

Cases covered by confidentiality are presented without names, company names or locations. Names appear only with the clients' consent.

Who will prepare you

Paweł Gołembiewski

I have negotiated on behalf of clients since 2002, including purchases from property developers, investment land and commercial leases. Author of eight books on negotiation, including Biblia Negocjacji (The Bible of Negotiation): in them I take apart price negotiations and the strategic analysis of the other side.

When I work on your case, you do not get my stories. You get my way of thinking applied to your developer and your conversation next week.

Questions

Before you write

Does this make sense for a flat from a developer, when the price list is public?

That is exactly why it does. The list price is only one of the items this conversation is about, and usually not the one where most of the value is decided. Where exactly the room is in your case, I will show you once I have read the documents.

I am buying from a private seller, not from a developer. Can you help with that too?

Yes. Resale properties, plots, investment land, commercial premises, warehouses, leases. The other side and the levers change, the way of working does not.

At what stage is it best to get in touch?

Before you name any figure. The first number spoken becomes the ceiling of the discount. If it has already been said, we can still work, only the room is narrower.

Will you also prepare me for the conversation about the contract terms?

Yes. I look at the draft contract for what really protects you: deadlines, penalties, retention money, handover inspections, the finishing standard. I do not replace a law firm and I do not give legal opinions; I work on what can be negotiated.

How long does the preparation take?

Usually one to three working days from receiving the documents. In a case run in rounds, I stay with you until it closes.

Can I have you lead the conversations instead of preparing me?

Yes, that is a separate service: negotiation on your behalf. Then I speak and write in your name.

Before you give the other side the first figure, let's talk.

Tell me what you are buying or selling, what the asking price is and at what stage the conversations are. I will reply with where I see room to work.

Describe your situation

I reply within 24 hours. The first message costs nothing.
