One transaction, one goal: the best possible terms. A property purchase, a contract, a lease, terms with a supplier. We let nothing slide and we work until the deal is closed, not by the hour. I negotiate in English and in Polish, in Poland and abroad.
I reply within 24 hours. The first message costs nothing and commits you to nothing.
We decide which option fits after a conversation. If you are comfortable in a hard conversation, I will prepare you and you will lead it yourself. If not, with high stakes it is not worth risking hesitation or improvisation.
What you are buying or negotiating, what the starting price is, what stage the talks are at and who makes the decisions on both sides. I reply within 24 hours and tell you plainly whether I see room to work.
We agree on the option, the scope and the way the result is calculated. We sign a contract and, if you wish, a non-disclosure agreement as well. I start once the initial fee has been received.
I read the price list, the prospectus, the draft contract and all the correspondence so far. I look into the other side. You receive a plan: the goal, the anchor, the limits of concessions and the order of rounds.
I lead the talks or design yours. We analyse every proposal from the other side before you answer. At the end we close the terms in writing, including what usually gets lost in emails. We let nothing slide: we go through every item to the end, and what has been agreed has to end up in the document.
For seven weeks the client negotiated alone, with no movement on the price. Negotiation design option: open-source research, an anchor with two routes, a higher authority on the buyer's side, an audit of the document and closing the terms in writing.
Asking price EUR 590,000, a declared floor of EUR 500,000. A three-call strategy, a difficult business partner, time pressure.
Starting price EUR 170,000 and a declaration that it was final. The cup test, shock and disbelief, and no price proposal of our own until the very end.
A landowner with a local zoning plan allowing retail buildings. Negotiation design option: the frame of the conversation, the boundary conditions, rounds of offers, a patience card.
A list of every cost coming up for renewal within the year, a selection of the items with the greatest potential, and renegotiations run so as not to damage the relationships with suppliers.
A business owner abroad compiled his own purchasing history with each supplier, received a map of their concerns, the question about the decision-maker, and a frame for a conversation about consolidating the supplier base instead of a request for a discount.
Cases covered by confidentiality are presented without names, company names or locations. The numbers are real.
An apartment, a house, a plot, investment land, commercial premises, a warehouse, a lease. A developer or a private individual. Beyond the price, the game is about parking spaces, finishing standard, deadlines, contractual penalties and the clauses that actually protect you.
A contract, a supplier, a customer, a commercial lease, a price increase, a conversation after a dispute, terms of cooperation. Where one conversation sets the result for a whole year and the relationship has to survive some hard words.
Not sure which category your case falls into? Describe it in your own words. I will classify it myself.
“Negotiation happens before you sit down at the table. Eighty percent of the result is preparation. The rest is the calm to carry out the plan when the other side tries to derail it.”
Paweł Gołembiewski, negotiation on behalf of clients since 2002I have negotiated on behalf of clients since 2002. Author of eight books on negotiation, including “The Bible of Negotiation” (Biblia Negocjacji), in which I dissect price negotiation and the strategic analysis of the other side. Coach of the Polish national negotiation team.
I handle property purchases, contracts and commercial terms. I begin every case with an analysis of the other side, because before I sit down at the table I want to know who I am sitting with and what they really care about.
More about me
If you choose Negotiation on your behalf, yes: I write and speak as your authorised representative. With Negotiation design I have no contact with the other side at all, and that ban on contact is written into our agreement. You do the talking, I lay out every move, every email and every limit of concession.
I do not give a percentage before I have seen the price list, the contract and the correspondence so far. A negotiator who gives you an exact figure before seeing the documents is either guessing or selling. We set the realistic goal after the analysis, and only then do you know what we are playing for.
Against today's written starting price for the whole package, fixed in the contract before we start. A discount on a parking space, a storage room or a finishing package counts the same as a discount on the main price.
Because the initial fee pays for the analysis, the open-source research and the strategy: work that has to happen before the first figure is mentioned. Payment on success alone rewards a quick close, not the best result. The success fee is separate and payable only on what I actually achieve, so my interest is aligned with yours.
Never. I work on one engagement, for one side. I accept no commission from the developer, the seller or the agent.
The success fee is payable only once the contract is signed and only on the reduction actually achieved. No reduction, no fee. Sometimes the best result is walking away from the table, and that too is a result we will account for honestly.
Yes. The contract sets out the scope, the way the result is calculated and the deadlines. I sign a non-disclosure agreement whenever a client asks, and in business cases I propose it myself.
Tell me what you are buying or negotiating, what the starting price is and what stage the talks are at. I will tell you whether I see room to work and which option I recommend, and I will quote the fee individually.
